The suggested minimum bid price is $1200 per acre on an estimated 698.7acres. Chip Haywood, broker and auctioneer from Haywood Realty Auction almost tried to talk Roberts out of selling it after he saw it for the first time. Haywood says, "Here's this beautiful piece of property that looks like it has more wildlife per square mile than Wall Street has bankers, and I couldn't understand why he'd want to sell. I:%$#146;d rather we just become good friends and he let me hunt it whenever I want, but he wouldn:%$#146;t fall for that."
Roberts says, "it's incompatible with my lifestyle right now. I'm working on a half dozen small development projects for the next couple of years that take me all over Florida and I only get a chance to drop by and visit. The property needs more than that and I hope the person that wins it at the auction, invests in it, develops it properly and really maximizes and enjoys it's beauty."

The property is 700acres of vacant land, with woodlands and wetlands, fronting Interstate 10 for about 2 miles on the east side of Turkey Scratch Road and about 1 mile deep. Roberts says, "I come over that paved overpass on I-10, like it:%$#146;s my own private driveway, arrive at the property and I just exhale every time."
The property is located in Jefferson County, Florida near the city of Monticello. Jefferson County is pushing a population of 15,000, but it's just east of Tallahassee, which is showing steady suburban growth in this direction.
